Parking lot striping creates clearly marked parking spaces, traffic lanes, accessible spaces, fire lanes, and other markings that help drivers and pedestrians move safely through your property. We provide new layout striping and re-striping for commercial properties throughout Richmond and Central Virginia.
Whether you need markings for a newly paved lot or want to refresh faded lines, we’ll evaluate the property and recommend the right scope of work.
Parking Lot Line Striping Services
We provide complete layouts, individual markings, and standalone striping. We also schedule striping after commercial paving, asphalt repair, or sealcoating.
New Parking Lot Layout and Striping
A new or redesigned lot needs a clear plan. We measure the site, map the parking spaces, and account for how vehicles and pedestrians move through the property before we paint.
Parking Lot Re-Striping
When existing lines fade, we re-stripe over the current layout. If the way people park or move through the property has changed, we review the necessary layout adjustments before painting.
Accessible Parking Markings and ADA Requirements
We mark accessible car and van spaces, access aisles, and the International Symbol of Accessibility. We also install the required signs when they’re included in the project.
Under federal ADA standards, a car-accessible space must be at least 96 inches wide with a 60-inch access aisle. A van space may be 132 inches wide with a 60-inch aisle, or 96 inches wide with a 96-inch aisle. At least one of every six accessible spaces must be van accessible. Signs must be mounted at least 60 inches above the ground, and van spaces, aisles, and vehicle routes need 98 inches of vertical clearance.
Striping is only one part of accessibility. The pavement must also meet slope and surface requirements, and each space needs an accessible route to the entrance. We mark the lot to the approved plan, but structural changes may require additional work.
Fire Lanes and Traffic Markings
Clear pavement markings organize movement throughout a commercial property. We mark:
- Fire lanes and curbs
- Directional arrows
- Crosswalks and pedestrian areas
- Loading and no-parking zones
- Parking space numbers
- Lettering and other approved pavement markings
- Sign installation
New Layout Striping vs. Parking Lot Re-Striping
| Comparison | New layout striping | Parking lot re-striping |
|---|---|---|
| Best suited for | New pavement or a redesigned parking lot | A lot with an existing layout and faded markings |
| Layout work | Spaces and traffic markings are measured and planned before painting | Existing lines are followed unless changes are approved |
| Cost | Usually higher because layout planning and measurement are required | Usually lower when the existing layout can be reused |
Why Businesses and Property Managers Hire Us
We’ve served businesses and property managers throughout Richmond and Central Virginia since 1998. We’re family-owned and operated, licensed, bonded, and insured, with more than 100 years of combined crew experience.
As a full-service paving contractor, we handle paving, asphalt repairs, sealcoating, and striping in-house. If your lot needs more than fresh markings, you’re working with one crew, one estimate, and one point of accountability.
If your property needs to remain open, we work in sections and schedule the job around your operating hours. Before work begins, we’ll explain which areas must remain clear and when they can reopen.

Request a Free Striping EstimateHow Much Does Parking Lot Line Painting Cost in Richmond?
For budgeting, standard parking spaces generally cost $5 to $20 each to stripe. Small projects may still fall under a contractor’s minimum charge, which commonly ranges from $250 to $500.
New layouts cost more because every space and marking must be measured before painting. Surface cleaning and repairs also affect labor. Accessible spaces, arrows, fire lanes, lettering, and signs add work beyond standard stall lines. We measure the property before giving you a firm estimate.

When we show up at your property, you’re getting people who have done this work for years, not a rotating crew of subcontractors.
Frequently Asked Questions About Commercial Parking Lot Striping
Should a parking lot be striped after sealcoating?
Yes. Sealcoating covers the existing markings, so new lines must be applied after the sealer has cured. We coordinate both services under one project when they’re due at the same time.
How long does parking lot striping take?
The schedule depends on the project size and whether we’re following existing lines or creating a new layout. Weather and preparation also affect timing. A small re-striping job may be completed in one day. Larger, more detailed projects take longer.
When can vehicles use the parking lot again?
Vehicles can return after the paint has dried. The exact time depends on the paint and conditions at the property, including temperature and humidity. We’ll provide reopening instructions for your project.
What areas do you serve for parking lot striping near Richmond?
We serve Richmond, Midlothian, Glen Allen, Short Pump, Mechanicsville, Chesterfield County, Henrico County, Hanover County, Powhatan County, and surrounding Central Virginia communities.
