Asphalt Sealcoating & Driveway Sealing in Richmond, VA

Are you looking to protect and extend the life of your asphalt surfaces in the Richmond, Virginia area? Sealcoating is one of the most cost-effective ways to protect your asphalt. Whether you call it sealcoating or driveway sealing, the goal is the same: protecting your asphalt from Virginia’s climate before small damage becomes expensive.

A fresh seal coat blocks water, UV rays, oil, and everyday traffic wear before they cause the kind of damage that requires full repairs or replacement. Pro-Seal & Paving has been providing professional sealcoating in Richmond, VA since 1998.

What Is Asphalt Sealcoating and Why Does It Matter in Virginia?

Asphalt sealcoating is a protective coating applied to asphalt to shield it from water, UV rays, oil, and chemicals. In Central Virginia, frequent moisture and temperature swings accelerate cracking and surface deterioration faster than in more stable climates. Sealcoating is a critical part of any asphalt paving maintenance plan, and our complete guide to asphalt paving covers what to expect from installation through long-term upkeep.

Why Work With Pro-Seal & Paving for Sealcoating?

Sealcoating is only as good as the prep work behind it. Most problems we see with failed sealcoating jobs come down to one thing: the surface wasn’t properly cleaned, cracked, or primed before the sealer went down. We don’t skip those steps.

Our team has been sealcoating driveways and parking lots across Greater Richmond since 1998. We use a professional-grade sealer, not the store-brand product that spider cracks after one season. And because we handle crack filling, oil spot priming, and sealcoating application in-house, you’re not coordinating between multiple contractors to get the job done right.

Take a look at our past projects to see the results across Central Virginia.

We have used Pro-Seal since 2015 and continue to have the best experience, from job quotes to execution, everything is top notch. It rained after our most recent driveway sealing job last year. I reached out to Lisa about some spots that seemed to have worn away quicker as a result and she sent a crew out and resealed the entire driveway again for us at no extra cost! This is almost 4,000 square feet of driveway. You can’t beat their exceptional customer service.

Proseal Paving did an excellent job sealcoating our driveway, even though an unexpected rain came after the sealcoat. Lisa with Proseal made sure the job was completed to our satisfaction. We would highly recommend Proseal.

Excellent job and completely professional. Our driveway had a big dip on one side. Pro-Seal took out that part of our driveway, put in a new base and put down the amount of asphalt needed to bring that part of the driveway up so that it is flat across to the other side. They also filled in the cracks and seal coated the rest of the driveway. They did an excellent job. I would recommend them to anyone.

Asphalt Sealcoating Services in Richmond, VA

Residential Driveway Sealing

Virginia’s weather is hard on asphalt. The freeze-thaw cycles in winter, summer heat, and heavy rain all take a toll, and an unsealed driveway absorbs all of it. Sealing your driveway every 2 to 3 years creates a protective barrier that keeps moisture and UV damage from working their way into the surface before the real problems start.

We assess your driveway’s condition before recommending anything. If cracks need filling or the surface needs cleaning before the sealer goes down, we handle that first. A driveway that’s properly prepped and sealed holds up significantly longer than one that’s rushed or skipped.

Commercial Parking Lot Sealcoating

A commercial lot takes a different level of punishment than a residential driveway. More vehicles, more oil and fuel spills, more UV exposure every day. That’s why we apply two coats of professional-grade sealer on every commercial job rather than one.

We work with businesses, property managers, HOAs, and municipalities throughout Greater Richmond. We schedule around your operations to keep disruption minimal, and if your lot needs crack filling or line striping as part of the scope, we handle all of it in one visit. Parking lot sealcoating in Richmond typically runs $0.20 to $0.50 per square foot, depending on lot size, surface condition, and whether crack filling and asphalt repairs are included.

How Our Asphalt Sealcoating Process Works

1
On-Site Evaluation
We come to your property, assess the condition of your asphalt, discuss your paving goals, and determine the right approach for your project. What you’re quoted is what you pay.
2
Site Preparation
We handle grading, base work, and drainage before a single load of asphalt arrives. The surface and area are prepared so the installation bonds properly and lasts.
3
Asphalt Installation
The appropriate sealer is selected based on your surface condition and applied using spray systems or squeegees, ensuring even coverage and consistent thickness. Residential surfaces receive one coat. Commercial surfaces receive two.
4
Drying and Curing
The sealant requires 24 to 48 hours to cure fully. We recommend keeping vehicles off the surface for at least 24 hours, and 48 to 72 hours under humid conditions.
5
Final Walkthrough and Maintenance Guidance
We walk you through what was done, what to watch for, and when to schedule your next seal coat to keep your pavement protected year-round.

5 Reasons You Need Asphalt Sealcoating

1. Protects Against Damage

Sealcoating creates a protective barrier that shields asphalt from UV rays, oxidation, and water damage that cause cracking and deterioration over time. Proper sealcoating preserves the integrity of the asphalt.

2. Improves Appearance

Sealcoating rejuvenates the color and blacktop look of aged, faded asphalt. It restores the rich black color, making surfaces look clean and attractive again. This enhances curb appeal for homes and businesses.

3. Extends Pavement Life

Protecting against damage and wear, sealcoating can double or even triple the lifespan of asphalt surfaces, saving you from expensive repairs or full replacement. The small upfront investment pays off.

4. Saves on Repairs

Preventing cracks, raveling, and potholes from forming means fewer pavement repairs are needed. Staying on a regular sealcoating schedule stops small problems from turning into costly asphalt repairs down the road.

5. Enhances Safety

Smooth, properly maintained asphalt is safer for walking, driving, and parking. Sealcoating fills hairline cracks and creates better traction for shoes and tires, improving safety and reducing liability exposure.

Frequently Asked Questions About Sealcoating in Richmond

How often should I sealcoat my asphalt?

Every 2 to 3 years to maximize protection and maintain appearance. That timeframe can vary depending on traffic volume and environmental exposure.

When is the best time to sealcoat in Virginia?

Sealcoating season runs from March through October and should only be applied when temperatures are 40°F and above. We monitor the weather closely and will reschedule if conditions aren't right.

How long do I need to stay off a freshly sealed driveway?

At least 24 hours. We recommend 48 hours, and up to 72 hours under humid conditions, to ensure no accidental tracking or damage to the newly sealed surface.

Will sealcoating make my asphalt slippery?

No. Once cured, sealcoating enhances traction and grip. The sealer's aggregates provide texture, and by protecting against surface erosion, it helps prevent conditions that make pavement slippery over time.

Should cracks be repaired before sealcoating?

Yes, always. Cracks should be filled before sealcoating to prevent water from getting under the surface. We handle crack repair as part of our sealcoating prep, so nothing is skipped.

Will crack filler show through the sealcoat?

Yes, and that's normal. Crack filler is designed to flex with temperature changes, so repaired areas will still be visible through the seal coat. It doesn't affect the quality of the repair or the protection it provides.

How much does sealcoating cost in Virginia?

Residential driveway sealing in the Richmond area typically runs $0.30 to $0.50 per square foot, depending on driveway size and surface condition. Commercial parking lot sealcoating generally ranges from $0.20 to $0.50 per square foot, with pricing on the higher end when crack filling and line striping are included. We provide free on-site estimates before any work starts, so you get a straight number for your specific job.

What's the difference between residential and commercial sealcoating?

Residential driveways receive one coat of professional-grade sealer. Commercial surfaces, including parking lots, receive two coats for maximum protection and durability under heavier traffic.
